First investment.

HI
I'm recently started looking for properties in the town I live . There is one that I'm particularly interested in and wanted to get feedback from the experts.
The property is a 1BR condo short sale of $75K in Massachussetts.
I'm wondering what would be a good offer to put in on a short sale?

Also any adivse on getting a lawyer and what I should look for in one.

All help much appreciated.
