HOWEVER, as I'm sure you've read by now, there are plenty of charlatans out there just looking to sell you whatever dressed-up dumpster fire they happen to have on hand and then leave you holding the bag.

And you're lucky--Pburg has a fancy new high school and is even managing to send some kids to top colleges lately, so "up and coming."

Only way you run into this is if the place is destroyed and uninhabitable when you go in or if you are dealing with a complete renovation in a fancy, high income area.  

That Master Lease Option costed me $3,500 and it was fancy, nice, and looked different, and made me feel like I had the Cadillac of contracts.

I also make sure to drive my $2,000 car to the property to do minor repairs myself and dress is very inexpensive clothing.  

Delayed financing is just a fancy word for pulling cash out of a free and clear property that you owned for 6 months or less. 

This may include a disposal, fridge ice makers, or even just fancy finishes.

Don't dress or talk like a salesman.

Unless the building and area are high end the finishes and appliances do not need to be expensive or fancy,  and in fact expensive appliances and finishes are often harder and more expensive to maintain. 

It's not fancy, but I can get it in 2 days with 150x the interest my local bank is paying.
