Headining off saying I just do Sub-2s or Land Contracts can lead to problems down the road.So, in your investigations here, I suggest you look at the options and then concentrate on what fits rathetr than trying to make your deal fit a particular installment purchase startegy.

I am really not that into debt even though it males things proceed faster and I may only get a couple places next year and concentrate on paying everything down. 

What areas of DFW are you concentrating on?

I would like to concentrate on the Independence and Grandview area. 

Plus I am fortunate enough to have several close friends who are contractors to include plumbers, carpenters, and one guy who specifically concentrates on rehabbing kitchens and bathrooms.  

I would like to concentrate on the market in Phoenix my family is there and true where home is. 

We presently concentrate mainly on Commercial Loan Modifications and Cost Segregation due to the opportunity this tough economy provides...

I also believe that if you get enough investors together, there could be lists put together for new deals, real estate agents would come to the company with their inventory, and having a company with a huge group of investors together gives serious buyg power and group discounts, and leverage when needed, also gives investors a way to step back when needed, this could be for needingvacations, or to concentrate on a flip and let someone else handle rentals, or handle lining up contractors and utilities deang with city or government.
