specifics of subject to deal

Hello everyone
I am a new investor living in the middle Georgia area. My wife and I are interested in wholesale and subject to. We have recently entered into serious talk with a couple who is open to the subject to concept. Can anyone out there advise me on the specifics of this process?

You'll find a great deal of useful information in the forums here on subject-to financing. A quick search will give you plenty of information to read for days.

For a new investor I would not recommend subject-to financing, it is a strategy not to be taken lightly as you're putting the seller's credit on the line and using a slew of legal documents to protect yourself and the seller. It is extremely important to discuss the legal ramifications, liabilities, and realistic financial requirements with a good lawyer and CPA.
