I would also consider Grays Ferry, Girard Estates, and Passyunk Square for South Philly because there isn't THAT much of a difference between them.

It's an extremely well established neighborhood, that will continue to appreciate.Now the downsides of it are, the much higher price of entry compared to other parts of south philly (point breeze, grays ferry, girard estates), with that your rehab costs are also much higher due to the standards of the area.

If you plan to become a buy-and-hold investor, Douglas Gray's "The Canadian Landlord's Guide" is a good jumping off point for an aspiring residential landlord.

Great responses from @Brian Adams, @Spencer Gray, and @DJ Tosh - we spent 3 months at the beginning of 2021 looking for better financing options.

I found a few differnt grays with white trim works for us the neutral color appeals to most everyone.

In the end, there were just too many factors that resided in the "gray" area and that were not being addressed with sufficient transparency, so, I walked.
