My recommendation is to hit the outer ring suburbs where you have an end price point above $250k.

I'm currently a Texas State student so the idea of house hacking to live on a reduced or zero cost obviously has a nice ring to it.

Credit of the tenant, length of the remaining term, average income in 1,3,5 mile rings, comps etc.

Add insulation ring on exposed piping.

Areas with no HOA make it easier to discern which houses are most likely vacant, does this ring true in HOA neighborhoods as well?
