It's a good site to share information with neighbors in the categories of: classifieds, crime & safety, documents, free items, general, lost & found, recommendations, local agencies.It doesn't do the landlording task that I would like to delegate: Drive-by our properties once a month, keep an eye out for signs of tenant non-compliance (landscaping lacking care, junk in the yard, unauthorized cars parked on the property, sidewalks blocked, garbage cans overflowing, etc.) or for problems with the property (fallen gutter, tree limbs broken off, shopping cart or garbage dumped illegally, etc.); Take a photo of anything out of the ordinary and email it to me.

There are many ways to market for buyer and seller leads -- direct mail, print advertising, newspaper classifieds, on-line classifieds (like Craigslist), bandit signs, etc.The question is -- when is it best to supply only a phone number, and when is a Website address preferable?

I would also check craigslist, classified apps, and even approach contractors working on homes give them your number and tell them to call you if they have any left material.

For online free things like Craigslist you should start as soon as you know you have an upcoming vacancy and don't stop until you fill it.For things you may have to pay for (like if you did a classified ad) I'd personally look to do it the middle weeks of the month (probably hitting the weekend papers).Figure the 1st week people just moved or aren't thinking that much about it yet and the last week you will have the bums/really poor planners.
