Top 3 things you WISH they would do

So many frustrations with property management companies. 

GOOD or BAD, there is always something you just WISH they would offer.

Try to keep it to just 3 though! I want this thread to be simple, straight to the point, and informative for everyone including us here in Portland. We > I so lets continue to improve every area of RE investing. Thank you guys and be great!

We haven't used a property management company. We enjoy landlording, but sometimes need a helping hand. We would like to see these things offered:

1.  Landlord Respite Service.  This would be to fulfill our duties as a landlord for times when we need a break, such as when we are on vacation or have a death in the family.

2.  Boots on the Ground Service.  It would include exterior monitoring with photos of anything out of the ordinary. It would also include information about anything happening in the neighborhood that could adversely affect our property.

3.  Storm Damage Inspection Service.  This would be for a weather related event that would require an inspection of the property and to check in on our tenant's welfare. It would be for our remote properties that are too far away for us to check on in a timely manner.
