The target property is zoned C-2, so we can do airbnb/tourist house by right, but want to do B&B, special occasion events, and outdoor music.

I am from small city in Virginia where mainly live from tourist - we have hot Springs, and the oldest resort - Omni Homestead.

Not really a high tourist area lol but so far so good.

I think this might have been hinted at in this thread but if you are going for a purely financial decision, and want to do STR, I would stick only with existing tourist vacation destination locations that have been that way for some time.  

Rogue River is nice tourist attraction.

Branson is similar to Gatlinburg TN area as far as being a high tourist area, and some investors are looking here due to being priced out in Tennessee.

There are many possible reasons for a seller doing this such as: it can be difficult to coordinate with 4 tenants for showing, it could be a way to weed out the tourists that have no intention of buying, etc. 

This includes beach and inland tourist hotels and villas ,tea and coffee estates, wildlife ranches, maisonettes and many more.

HelloI am acquiring multiple no-vacation single family homes in non-vacation/touristic markets, mostly in the Midwest and Southeast (Dayton Oh, Winston Salem NC).

People do not want to work these jobs that are needed to support the tourist industry.
