I would think that most deals that fit investor criteria aren't found on the MLS in the current market so relying on a realtor to find properties that cash flow correctly will be hard.

If your lines are off on 3 tabs, it sticks out like a sore thumb.I personally buy the best shingles I can when I do a roof.
