Inventory is just very high and the economy is volatile in an election year.  

If you choose to work with an attorney for your 1031 whose experience is limited to a few 1031s a year (even though they may have a vast real estate background) you'll likely not get the economies of scale and a competitive price for your 1031. 

Once you find a house that you believe would be a good rental, meaning desirable to your target market of customers (people within a couple of mile radius of the place), and all of the costs of monthly ownership that you can accurately project fall below the rental amounts that you project that you can get from your target customers, then you have a possible business asset that you can use to produce income, and have renters pay down the mortgage, while hopefully it goes up in value at least with the rest of the economy. 

In this supposed 'greatest economy ever' I've had a few tenants within the past week tell me they won't be renewing because they can't afford it.

This "economies of scale" approach could work for you, too.I would also consider the NW Valley, near where TSMC is building its multi-billion-dollar chip plant.

So a CRE crash will indirectly hit the economy hard, I still believe SFR is a quality, long-term scarcity hard asset worth investing in.

We are saturated just like all of Florida but our growing economy has LTR and MTR flourishing as well. 

The local economy is supported by several diverse sectors, including healthcare, manufacturing, and retail, which sustain employment levels and underpin rental demand.

Recently, I've seen Brian encourage lower priced listings, and with increased competition, I think that trend will continue, especially in a slower economy.

None of them, Turner, Cardone, Ashcroft, etc. have ever been in a downturn economy.
