Since you’re assuming this debt as part of the purchase, understanding the exact amount is critical.

Now you schedule your purchasing closing assuming the balance on the mortgage is equal to or less then the as-is value. - NOW the seller has to be willing and able to move out before your closing date.  

I recently purchased my home in October 2023 (before starting my real estate investing journey), so I don’t yet have access to any substantial equity.

@Mitch Davidson I purchased a property recently and closing in May.

If I sold, I think it would be by a hair that I can offload the property for the balance despite a tax value of $440,000, but it would get it off my books completely and free up my VA loan to purchase again. 

Unless maybe you have an option on the purchase of the real estate or something.
