Do not listen to people telling you "dont rent", listen to your "Polish" heart, dont be cold hearted like many people who are only for $$ in this world, and ask yourself this, would you rent to people with no credit history nor social security?

I look at the whole concept of wholesaling as a way to "dig up" rough gems to later be polished by rehabbers and sold to end users who want that sparkle! 

Wes Brand I tried to do a polished and stained concrete floor once - it was cheaper to just tile the whole thing (unless you have big areas with few obstructions and good condition concrete, polishing and staining is too labor intensive).I too would look first at tile.

The ones that need a good cleaning and polishing are the ones that make you money.
