I should also mention we shut off the breaker (to the garage) after confirmation from two electricians and our contractor that we had a serious fire risk.

Hello Juan, Im a licensee B, C15, C33 contractor in the Bay Area since 1976.

I have seen a number of cases locally where a party clearly did something illegal like this whether it be a landlord tenant or someone hiring a contractor.

Has my contractors and my old PM ripped me off on certain things that I can't verify due to being OOS, 100%.

And, would that invalidate the contract? Or

Long story short, the properties were far from turn-key and required that I find an out-of-state contractor and property manager to complete renovations and find new tenants. 

Do we focus on flipping, (currently we have actually been trying to do this, but we physically can't find enough contractors in our smaller market <100K population to do that much work).

Especially when the insurance paid for it, contractors don't cut corners.We have probably several water issues every year across the portfolio.

I've got a good amount of contractors I use for our long term buy & holds with heavy reno's up front.
