Diligent and Determined Rookie!
Hello!
I am a rookie real estate investor eager to get into my first deal this year. I am from California, but lived in Peachtree City, Georgia last year (renting), and currently live in Germany as an Au Pair.
I'm most interested in Single-Family or Multi-Family Homes with the intention of having Mid or Long-Term rentals (although I am not opposed to Short-Term either). While I do not have an official W-2 currently, I do have a steady income, great credit, and have money saved as well from working since I was 13 years old.
I relate to Ian Kay in his journey but also am very determined to make my goals/dreams a reality this year by July 2025. I've specifically learned a lot from Dave and Henry on their podcast, but also appreciate Jesse Vasquez' approach with her mid-term rental investments. I am also a licensed EMT, and would love to provide housing for travel nurses, contractors, etc. in that realm since I can relate to them in previous jobs that I've had.
I'm looking to invest in these states preferably: Georgia (1st choice - preferably near or south of ATL or in/near Savannah), Alabama, South or North Carolina, and Florida. When I return to the country after my Au Pair contract ends, I hope to live in the property as my primary residence and house-hack as well.
I understand that investing remotely makes things more challenging, but I am also ready to be uncomfortable and challenge myself in this journey as I know it is 100% possible. I am looking for a solid real estate agent and eventually will need a home inspector, possible property manager/etc. in regards to the process.
I have a few family friends which I am blessed to have mentored me the past few years in this field and I am determined/diligent to learn and grow. Also, I am so grateful for the Bigger Pockets podcasts and tools/resources because a lot of what I've learned or clarified has been from listening to you all.
Thank you for your time, and I look forward to learning from or working with you all!
p.s. thank you @ScottTrench for your guidance as well!
