I'm contacting brokers with multi-family listings (to establish relationships, not for listed deals) and plan to nurture those relationships long-term, sending out direct mail, about to start a cold calling campaign to multi-family owners, and networking with other investors as much as possible.

Since I've been on the tenant side of things quite a bit, I'm pretty grateful when I find a private landlord who has a reasonable pet policy (refundable pet deposit and no additional fees/pet rent), and I'm vested in taking care of the property and nurturing that relationship.

I speak with many p/t agents at my brokerage and what I notice is that the limited time they have to focus on the business can help or hurt them.What I mean is this, if p/t agents cannot decipher what is top priority and worth their time, they will oftentimes spend it on unproductive activities.What I would consider to be top priority, especially as a p/t agent, is lead-generation and lead-nurturing.

"please enter your email to get your content upgrade..." type of thing and if that person takes the content upgrade.. pixel them in your confirmation/thank you page and exclude them from your future facebook ads since they are already in your system.And make sure everyone who took the content upgrade are nurtured through your email autoresponder system... more free content of what you do - process/systems/what to avoid etc. - could even be just your other blog posts packaged in your email.
