But I would think they all can easily run the comps so you know the numbers you are aiming for in any given neighborhood/block/property. 

Im only charging $700 but I could easily get $1000 maybe $1100 considering what other places are going for and my place is nicer, and is in a quieter neighborhood, and has a yard, etc.

No big difference either way.BTW a simple google search says appraisers do not need to see a closet to call something a bedroom.

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.

Look for a location with low crime, then look for the neighborhoods with the best schools.

However if you understand the process already and what you're trying to achieve and just looking for someone to do it for you, then I would search a bit more to price compare and then make your informed decision.

You can put the number into a search engine and sometimes it will tell you if it's a solicitation.
