If I tried to start today with the same funds I had back in 2018 I would probably own about 10 doors.In my opinion, it is really not a great time to be getting real estate (broadly speaking) - which when you think about it is the whole reason why the Fed cranked up rates - to slow down the economy, inflation, housing sales & price increases, etc.

I prefer to utilize a broker lender because they generally have access to more unique loans, however I do know some BANKS or credit unions have inhouse portfolio programs available that don't exactly follow fed guidelines, which may also be good options.

I need some advice on the following situation.I am sorry for asking such a basic question, but unfortunately, I am still new to this and never dealt with this type of scenario before.I have a single family home that is part of an HOA.My main goal is to protect the asset and avoid any potential financial loss as much as possible.The current lease agreement states that the tenants are responsible for mowing the grass.They are also responsible for paying any HOA fines, etcUnfortunately after multiple attempts to get through to them to cut the grass, the grass was never cut and the yard is getting worst and worst.They also refuse to turn on the sprinkler system which is causing the grass to slowly die.

I've personally worked with a handful of "investor-friendly" lenders, primarily on DSCR loans in recent years, and each time I've run into significant delays, lack of transparency about the process, have been fed the requirements in a piecemeal fashion (every few days there's a new random request rather than having it all organized from the start), and have even run into lenders who were substantially misinformed about the real estate industry or the laws that govern it on both a local and federal level.I think there should be a better site to encourage accountability by tracking how long it actually takes each lender to close their loans on average, and what unexpected hurdles investors encounter when trying to work with them.I can't seem to find such a site.

After the low rates started to increase when the FEDs pushed to raise them the inventory went up significantly (in January 2022 there were active listings on the MLS of 40-45 listings, now if you look 160-170 listings).
