After doing some research, it turns out the homeowner (a single, elderly gentleman) passed away last October.  

Next,  "if you're about it" and "quick pile of cash" most likely will cause the elderly, more mature population to throw your letter in the trash, not taking it seriously.  

We had this situation once and the squatters had a "rental agreement" supposedly with the elderly owner who had been put into a nursing home.  

Most folks over 45 will appreciate these, the elderly will love them.

The landlord, my friend is elderly  and on a fixed income struggling with the property tax payments and utility costs of the unit now .

.- Just moved elderly (80 and 91) parents to assisted living near us in South Florida from their home in rural western NC- Parents still also own a 3/2 townhome in Badin NC. 

Imagine a college type party house with music, lots of people, more than likely some alcohol etc...in a neighborhood with elderly people across the street and a generally quiet neighborhood.

I'd do some research on homes for the elderly and see what you can pick up on.
