How can you make the business more profitable so you earn more?

@Vidit Maini Until you are an ESTABLISHED business I would recommend just keeping track of your mileage for deduction as opposed to spending the extra money to buy a “company vehicle”.

While I believe that breed-specific legislation is wrong, I also believe that, if you own a controversial breed, then you need to be an extra-responsible owner.  

I think if you have a little extra time, operating a smaller STR business can pick up some good income.

Because the extra family members weren't on the original eviction, I had to wait another 3 months to get them out. 6 months altogether. 

Instead:401(k) loans: They’re low-interest, and you’re paying yourself back.Roth rollovers If you can afford the taxes now, this gives future flexibility.Creative financing: I’ve seen clients leverage partnerships or seller financing to limit retirement fund withdrawals.One thing to consider: real estate markets today are vastly different from a decade ago.. so opportunities may require extra creativity.Have you looked into specific deals yet?

Im not a tax expert but it seems like this would be an important distinction as the fundamental structure of the financing is different and dictates who is earning interest income.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Sometimes I wonder if people just feel better about themselves to spend all those nights and weekends on real estate when, realistically speaking, they would have earned just as good a return (or pretty close to it) by investing in a stock market index fund and had way more free time in life  I realize my premise here is antithetical to the whole notion of BiggerPockets so of course bigger pockets hates me writing this, as do all real estate agents and property managers, but it’s the truth and everyone needs to think about it

We have increased our monthly rent to price ratio from your ~0.75% to 1.1% but the leverage ate up all the extra cash flow (even if the total return is likely higher).You could be a cash buyer and go from your one property to 20 and cash flow 20000/mo but you are still having to buy and manage 20 properties.You can do better on the total cash flow in other markets or rougher neighborhoods, but the story is similar: you are getting an extra ~25-35% in income for 20x the hassle.
