This is an older home with unconventional dimensions.

If doing so, I would make sure it is known to all parties what 'X' is referred to with photos, dimensions, and stakes in the yard.Or, is it best to temporarily split up the yard and not allow tenant to utilize the space that may be used for future development? 

Just have your contractor take the kitchen dimensions with window center and plumbing center measurements and have him/her take them to a cabinet wholesaler. 

By giving them the dimensions they will get an idea of the job and know your are serious since you took the time to measure.

It's all boring colors, special order bs, or doesn't fit the dimensions. 

Every raised foundation house has some moisture under it.The floor joist could be easy - you may need an engineer - but without seeing it, I would just sister a couple of other boards (same dimensions) on either side of the break/split, glue and through-bolt.

The minimum egress dimensions are I believe 24" tall and 20" wide, however it also needs 5.7 SF net clear.

@Pandu Chimata  Hi,min reference to the dimensions of your shower, it should be at least 4 foot wide if possible and longer than that to be comfortable for couples.
