Some houses have so many decorations, misc. items around the house it is difficult to notice when things go missing over time.Hope this helps!

When interest rates rise, in a balanced market, rents should rise, as the alternative to renting - buying a home - becomes that much more expensive.

The bids I won, are down payments on property that has "small" balances under $20K but I do not see how this is legit. 

First off, if you can find a property that cashflows, you're going to have a real difficult time getting the property financed.

Note: finding bank to finance deal seem to be more difficult than I was lead to believe.

Even if you do find that deal, getting it to cash flow after repairs and cash out refinance is extremely difficult for Single family homes.

East Cleveland can be really difficult to get quality tenants and you will need a PM who knows the tenant base of that area really well......many PMs do not want to work in certain parts of that area.

We will pay off a few more loans with smaller balances, even though they are lower interest than what we are getting on new acquisitions.
