Usually, not always, in a sale transaction a seller proves they have good title to convey, they pay for the search, the owner of the policy pays for the policy, the more customary approach, but local custom prevails, it can always be negotiated. 

A Mortgagee does not own the property so they can not convey it.

You also have to actually enjoy that person's company, and have casual common interests; otherwise you're just business associates LOL So my intent was not to convey that I only talk to people I can use, but rather I DON'T talk to people if we can't share a mutual level of growth.
