Clearly the intent of the ad or this thread is not recycle value, but have any of you ever bought/sold materials from a demo?

No, I just think it's kind of stupid to believe that an Ayn Rand novel about an architect is going to make you a better investor, however adored Ayn Rand is by so many people.

No phone number in ad or at website, email only.

People will still call who don't even come close to meeting the criteria, either because they didn't read the ad or because they just saw the sign at the property and caught the phone number on the drive by.I do a quick screen by telephone (5 minutes) and if they pass, a 30 minute interview follows.

Do you normally call/ email old prospects ,send them the ad, or just assume they will see it if they are still looking. 

Yes, I admit, I can be a softie sometimes and this couples kid is adorable,  but there's no place for that in a business, and this is a business.I will call him tomorrow and lay down the law, so to speak, and brush up on eviction process in the meantime. 

Since I've been uning this for the past couple of years I have never put up a sign or ad or anything.

We adore maureen and are thankful for her and all she has done .

In my ad or disclosure of terms to be considered, I let people that they should be willing to take a background check to be considered.
