Credit reports have racial and gender bias. 

As someone who lives in Ca, and should be biased towards investing in CA, I'd take Houston all day long.Let's set aside the fact the returns are better (and honestly I think there is more upside -- depending on what you buy):  I'd be scared to death of the politics of CA.

There're two data point that's interesting:1. cash-flow market has bias that it would appreciate more than expensive appreciated market.In term of percentage, the rate of appreciation post covid peak is higher in Columbus OH than San Francisco.So new logic: appreciation @cheaper market > appreciation @expensive market within the state *AFTER/DURING* inflation period.2.

Hire an Insurance broker that can shop the many options without being bias to any one carrier.

(I'll bias this one that a website and decent SEO is a big start up cost especially for a newbie who has to pay VAs of questionable competence for this work.
