@John Leavelle I know I've seen it outlined somewhere before but I can't put my finger on where that was so would you mind explaining the difference between the Rate & Term refinance versus the cash out refinance that majority of people using the BRRRR strategy are familiar with?

All the rehab stuff I have done that before and no thanks unless I didn't lift a finger.  

Well my suggestion is to use a Realtor who has access to the MLS, we have Data from all 50 states right at our finger tips, REAL and accurate.

Then I then look this guy up on Facebook and see all kinds of "F This, F that", angry political rants against BLM, middle finger selfies etc. 

Somebody who actively lives in the market and has their finger on the pulse of the city.
