Its a nerve-wracking experience, and I have 10+ years in the construction business...Re: What to do, and what not to do - On the one and only flip I've done that wasn't a rental, I had my realtor pull pictures of the 5 comps within 1.5 miles that sold for the max dollars per square foot, then I just replicated them.

If you got the nerve to offer $500,000 and the seller has the nerve to accept the $500,000 then all the hell would break loose.During the last real estate crash, I was buying real estate at auctions, condos selling for $120K, was selling at auction below $40K.
