Basically, unless it's your own home, you CANNOT offer owner financing unless you are a Loan Originator or you hire one to do the paper work (that is much harder to do than expected).Many investors (including one in my local REIA) don't wish to bother with this, assuming that HUD as bigger fish to catch.

You want to be fishing in a pond where no one else is, and once stuff hits MLS, you will be competing with too many people in order to get a great deal.Direct marketing is definitely the way to go.

i would just leave water heater unless it can be moved easilymost good electricians can use a fish tape or rod to pull new electric wires,most likely you will only have to do some patch work on sheetrock once they are finished we change water heaters for a box store in my job(just over broke)every day and nobody worries much about water location until you get into high end areas hope this helps good luck
