I've been interested in mobiles for sometime now but just have never been able to spare time to get into it full time.

This year I'm giving $50 dinner gift cards each to:- my main handyman, who has helped renovate 8 units this year, plus bailed me out when a tenant's fridge went out when I was on vacation and the spare was in a storage unit.- the HVAC guy, who I count on to fix my tenants' furnaces and A/C the day they go out, and has very reasonable pricing- my plumber, who has unclogged many a drain, changed hot water heaters post haste, and changed garbage disposals and faucets when needed, so I don't have to.- my painter/drywall guy/cleaner husband/wife team, who charge me the same whether it takes 1, 2, or 3 coats of paint to cover the nasty colors a former landlord allowed- the floor refinishing guy, who has done a good job on 8 or 9 floors this year.  

I went to pry it up to replace it with a spare and the whole tile came up w/o any effort, that's when I noticed it was pure black underneath and the surrounding tiles all came up with very little effort too.

I agree with John and Daniel that mostly your efforts should be focused on finding deals, but you do need to start building buyer relationships right away - you definitely need buyers, and finding one with no time to spare (after you get a contract signed) can be challenging.Google the typical REI phrases like "sell my house fast" etc. and call the top ones - tell them you have a deal IN THE WORKS (typical 3/2/2 blah blah blah) and you just want to see if they will be interested if you get it under contract.  

If they don't have that in spare cash, many people can borrow from their 401K, not withdraw, borrow.

I've been going at the podcasts and other real estate related you tube videos non stop with every spare moment, even when driving.

Some examples include; buying a duplex and living in one side, renting out the spare rooms in a single family homes, Airbnb'ing out an ADU, or renting out your pool on Swimply.comFrom what I can tell you're asking to do analysis on a house you own but dont occupy.

Ive been reading whatever I can get my hands on for the past couple months in my spare time that deals with real estate.
