Kinda New From Monterey, Lets Make Some Money

Figured Id make a intro, though Ive been on here a little while. From Monterey, CA a beautiful little overpriced city along the coast. Ive been reading whatever I can get my hands on for the past couple months in my spare time that deals with real estate. My family is full of realtors, brokers and whatnot. Its been exciting to learn many new things, soon I hope to put it all to use. I got 10K+ saved which I hope to put to use. Im looking at wholesaling and lease options mainly, Id like to put any money into a rental property. Just finished college and will begin training as a appraiser likely in late August after I pass the state exam. I got my notary and tax prep licenses as well.

This site seems very helpful. Bought a lot of books, they contain a lot of fluff, I think theres more info to be had on these forums, the articles and podcasts. Ive gotten a little swamped in all the details, hopefully now I can narrow my goals.

I got access to MLS and can find out loan balances. I dont know what they use in the appraisal offices but if I could have access to comps at the snap of my fingers that would be another perk. Got a couple areas I want to hit up for wholesale deals and lease options. This week I hope to setup my site, get some business cards orders, perhaps form a llc and get a VA. Ive been analyzing it a lot and I do want to get started. I think I understand the wholesale concepts pretty well after my reading. I was hesitant to start, but I keep hearing the market is going up and Id like to get a property or more before things start booming. I won bingo the other day so I figure god is telling me to just run with this and take action.
