Were as and my point is a lot of folks could do well just hooking up with a GREAT HML in their market and putting their funds out at 10% or so but have constantly deal flow when one pays off they will always have another.. at least in all the 20 years I spent HML ing deal flow was never an issue our clients stay deployed at a pretty fair rate.
