I have been underwriting my own deals and wonder Why am I spending hours crunching numbers manually when technology can streamline the process?

Personally, I would be careful in Florida.

Average rental rates, vacancies, competition, growth, appreciation, etc..Ive heard of scrolling through Zillow and collecting information by looking at properties for sale/rent but was wondering if there is a site where all of this information is easily accessible or any ideas for better ways to go about it.Thanks in advance!

I have a pretty large emergency fund in place for those properties, but I wonder if that capital could be better employed elsewhere (potentially acquire another property).  

Find them at local real estate meetups, but be careful, it's a sketchy business overall.

I’m wondering how I can protect myself if they somehow rack up the bills/ abuse the policy. 

I don't care if I'm ahead or behind of anyone else because my goals are not relative to anyone else's progress.I get your point that staying active keeps your skills sharp and that if you're active when others aren't you will have access to opportunities that they do not.
