No police report.A side note is I discovered these tenants had 3 unauthorized dogs in the house a few weeks ago and served them notice of lease violation.

My husband says he trusts me and supports me (knowing that I am the financially savvy one in the family), but he is a quite pessimistic given that he is a police officer and only sees the worst in people (think tenants pouring cement down the toilet, taking the water heater with them when they leave, or landlord/tenant eviction calls).

Fix the roof, stay here and sue the city to revoke the section 8 rentals license (the details are for another thread, but I think I could make a cogent case as many neighbors view the house as a nuisance and the police have told us they KNOW who they are…).

The rental income might not seem like much, but if the eviction is not handled correctly, there could be a bigger price to pay if removing the items from the garage is seen as theft by the police.
