I'd agree that regardless of where the responsibility lies, it would be a small gesture of good will on your part to have your PM arrange for it to be cleaned out (especially if they are good tenants).

While I think it's a really nice gesture to their friend, who has lived here for 10 years, I'm thinking that when they start showing the place to new potential tenants, they will most definitely ask what that is about, and I think some people will likely be really creeped out, having it so pushed into their face , that they'd be moving into a place where someone just died.

A judge will sometimes see that as gesture you were doing a workout with  the tenant to catch up.As for tenant demands we would have them sign a condition report when they signed the lease.
