Typically for real estate deals you can only sue for actual damages, you cannot sue for emotional distress.

This isn’t indicative of most unrepped buyers offers though, they usually just call or text and throw out a number with no clue how to write an actual offer, and expect the listing agent to do all the work for them writing it up then hold their hand throughout the whole sales process dealing with all their emotions and illogical decisions and bs like a buyers agent would.
