The studio apartment takes up 330sq feet of the front 1st floor of the house.

I know if a similar situation and the buyer turned the business (bookstore) into a large studio.

The advantages of my online course were: awesome test prep at the end of each lesson, audio of the entire course in lessons, videos with stories for lessons learned, and many tools that I use today for marketing and such.  

Thank you @Carlos Altamirano I am doing a lot of reading (listening since most are audio books in California traffic) and I am trying to absorb as much as I can.

This was the perfect combination for someone investing from abroad.So the first deal was a newly refurbished 2 studio apartment building, right next to the local University.

The units are of very different sizes (2/1.5, 1/1, and a studio) so I'd need to make these proportionate in some way.
