Their energy is spent trying to work something with them (a bird in the hand is worth 2 in the bush).

This can be you source of leads for off market properties, owner financed deals or possibly as a “bird dog” for other wholesalers.

@Peter Prawel someone made a post here once talking about how his hard money lender kept backing out of his deals only to find out later tjat the lender bought three of them himself and kept it secret while still getting him to bird-dog more deals

@Brandice Weaver This is essentially "bird dogging" and if you google that term, you'll find a lot of info. 

Maybe they can pay you to bird dog, and then you can go through the whole process with them.If you find a good deal, someone will want to buy it.
