You might want to look up the moderator Steven Hamilton on here as he is a tax preparer.I remember in some discussions before some people use a tax accountant where they are located and then a tax person here in the United States but the other accountant changes a huge amount for it.

It would be cool to create a BP moderator logo and picture for ourselves that we add to our websites and link back to BP.I have a couple of custom websites being hand coded now for each of my niches that have taken 3 months but are getting close to being done.

@Keith LewisI've had some success installing 12mm going the opposite direction over moderately wavy hardwood and doubt it would have worked out had I gone with vinyl.

. :) (I'm rarely in the city when I'm not working)Eventually I can see myself scaling out to LTRs and hiring a property manager so I'm no longer putting in the amount of work/oversight that I currently am, but that will only come once I've hit my cash flow goal to replace my income; I enjoy interacting with my guests (most of the time) and it's not too time-consuming.I've taken a different approach than Tim has with my properties - I'm buying smaller ones, with a smaller up-front investment and (moderately) higher COC, but the trade-off is I have multiple properties to manage in order to achieve the cash flow Tim's getting with one.

My biggest issue with a 2-story house in a moderately priced neighborhood is heavy increases in costs of upkeep or rehab for that matter.
