You can not draw any conclusions from a cost per lead.Now, if you took Cost per deal into account, even if your ads are ompletely wrong, the ONLY thing that matters is if you are getting a RETURN on your ads whether they are wrong or not.Now.

And even if you don't like it and end up preferring syndications, limited partnerships or outside management (though you can train your own management team - it's not at all hard when you've self-managed) you can at least come to that conclusion on your own terms and at worst I promise you'll have learned a lot about managing (even if it ends up being something you never want to do again on your own).

I'm hesitant to get too detailed since what may be legal in one state may be illegal in a state next to it and someone reading this will jump to the wrong conclusion and do the wrong thing and get into deep trouble.But, you can buy a property before the auction directly from the owner.
