Beautiful stained wood trim, wood floors and each unit has claw foot tubs.  

A month long delay on a fancier door to arrive, different tile layout, the trim isn't as fancy as you thought, etc. etc.

Trees and scrubs that tough the structure need to be trimmed away.

Trim: Dust and wipe down all moulding, trim, heaters, vents, switch covers, and door knobs.

For rentals- I use a product called Property Solutions from S-W for walls and ceilings, and Super Paint for trim/doors.

Because it was the last day of the lease, he still had not finished fixing/touching up the house - wall, trim.. etc.

A distressed duplex will often require $20k to 30k per unit for a full rehab (plumbing, electric, kitchens, bathrooms, floording, doors, trim, drywall/plaster, paint, HAVC, water heater, new kitchen appliances etc etc - it adds up quickly), plus exterior (check roof, siding, windows, garage, driveway, fence, trees, landscaping..) which can easily be another 20-30k.

-Upstairs, there is some trim to paint as well.

For trim we use "perl" as it has less sheen then semi-gloss, but seems to protect and clean-up as well.

I've got a house that needs all new paint, any suggestions on color other than "off white" that you've used when oak trim is EVERYWHERE?
