In the down turn you're not getting any equity out anyway so the ability to put 100% into your next asset actually insulates you in a down turn and can help you avoid the "death by a 1000 tiny cuts".The other thing you can do with sale and 1031 rather than a brrr strategy is quickly change sectors and geography.
