Mobile Home Parks

I am new at this site and this is my first post. My question - is it better to buy a park that has park owned units or a park that has mostly rented spaces? It seems that park owned would be more like an apartment with lots more upkeep.

Any thoughts on getting into tiny home community development? They're the next evolution of mobile homes, in my opinion. On top of it being an emerging market. Lots of opportunity. My team and I are working on our first project in the Colorado Springs area and have been in the tiny home space for the last 3 years, including building my own tiny.
