@Jon Schwartz Inland Empire and work in LA.

Mostly my work/investments have been in the Inland Empire, but I am looking to expand to other markets within California and a few metropolitan areas of the U.S. 

, go away from the beach and start looking inland more.

Proximity to the Heights as well as Oak Forest is desirable and there's lots of variety in land such as single family, larger tracts of land etc.

Small margin on inland builds.

I have clients who have used empire which @Steve Rozenberg runs.

I would look at moving building a realestate empire enough to fund a nice house in Naperville in about 7-10 years.

That is crucial and could make or break your deal/s as well.EXAMPLE: The price, socio economic and demographic difference MH's in and around the beach area along the North San Diego Coast vs MH's within just 5-20 miles inland from the coast i.e. the Oceanside, Vista, San Marcos, Escondido, etc. area is dramatic.
