Some of the participants professed to be involved in real estate, but the bulk of them were just trying to make commissions from selling the courses.That formed my criteria for any guru program: ask the teachers/gurus about their own past and current participation in real estate investments. 

There will always be some amount of rentals needed for local people, teachers and such, but, in general, I think your renter pool is smaller.

I worked in Strawberry Mansion (I'm a teacher when I take off my real estate hero costume), and when I was there a few months ago, I was astounded at the evolution of the place.  

Most small towns are always in need quality rentals I try to maintain my properties in better condition than the next guy so my typical tenants are teachers, law enforcement and the likeKeep in mind the typical granite countertops, stainless and expensive flooring is not required.

I am currently a teacher in South Carolina.  

Forgive my rant, but..... the basic stuff is already here, just trying to get some to put forth a little effort and be more specific to any unique situation.I encourage discussion as well, "there are no stupid questions either, lazy maybe but not stupid", had a teacher tell me that loooong ago. :)

A school teacher that was great.

I have used many of them since his class and as a result now make more per month than I ever did as a  school teacher.

Then seek out the top teachers in the given type and attend their seminars, podcasts, webinars etc.

I'm still being more inspired than I am inspiring others, but I hope to continue to shift toward teacher over time as I learn... though I know I'll never stop learning. :)I used the same lender we used for our primary residence about 18 months ago.
