He has already suggested that a witness and I work out a time to get the keys from them  to avoid having to go to court. 

When you start trying to "raise" money from private investors... there is the risk of being accused of issuing a security... which is a regulated activity .. and often may require compliance with both federal and state securities law.

That said, I would probably wit until the tenants are more established before inconveniencing them with projects.

A lawyer or two have in their own "sneaky" ways have more or less hinted that some how Month to Month rental agreements are not legal and accused me of not paying Bed taxes, but my rental properties are not in the most favored sections on town and get renters with histories that are not very desirable.

I have witnessed horror stories where the purchaser of a MF had to spend thousands of dollars evicting the existing tenants and dealing with the damage they left upon leaving.

So many neighborhoods in Philly seem to be inundated wit investors.

And I've been quite successful - all with great tenants who have lasted.I'll gladly tell you all about my screening process, but would rather not have it up for all to see - as some will accuse me of discriminating (read "good screening").

I'm an insurance agent and I've never witnessed a claim not effect the premium.
