When getting a DUNS # they ask for a corrispoinding SIC code number, and I can not find any that have anything do do with real estate investing that are actually shown on DnB site.

I replaced HVAC, repair roof, replace windows, doors, all while tenants were living in the units.From my understanding, if the unit is collecting rent it can be classified as a repair and deducted?

Its one entity, not several in several states.A cost vs benefit study should be done first (we discuss these with clients) to make sure you save more than you spend, because all LLCs (not classified as a corporation) that are doing business in California, must file Form 568, Limited Liability Company Return of Income, pay the annual minimum franchise tax of $800, and LLC fee (if applicable).

I would use other wholesalers marketing budgets and networks to your advantage.I would also recommend that you pick apart the newspaper and cheapy classifieds.
