A contractor shouldn't be relied on for the vision of the property, they can tell you what it will cost; whatever IT is you ask them to do.

It's also true that it is easy to raise money in the context of an actual deal, but this will be extremely hard to do if you have not already laid your groundwork first.As soon as you are committed to the course of buying real estate, it's a good idea to start speaking to as many people as possible about your vision and getting soft commitments.
