A tenant that is prompting you to supply what may be mandated materials is a tenant who knows the system to some degree, and a tenant who knows the system could well be up to no good.

I'm still working on the wording, but the proposed discount clause might go something like this: "If all rents for the period of July 1st 2016 through December 31st 2016 are paid on or before July 1st 2016, and all rents for the period of January 1st 2017 through June 30th 2017 are paid on or before January 5th 2017 but not before January 1st 2017, and tenant remits payment in a timely manner for all other financial obligations set forth by the lease, and tenant abides by all terms of the lease or upon notification of any lease violation tenant promptly cures all lease violations for which they are notified within the specified time limit set by the notice, the final month rent shall be discounted $1200.00."

I rent a nice place at a very fair price (my units are somewhat lower than market, which keeps a line of people waiting, just how I like it), and living in a nice place at a cheap price with a landlord that will address things promptly and not jack them on the rent every year is their "reward".

Please pay your rent promptly so you may continue to live in the unit that you now occupy.As per your rental agreement:-- Rent is due on the first (1st) day of the month.-- Rent is late on the second (2nd) day of the month.-- We allow a grace period through the fifth (5th) day of the month to pay your rent without incurring a late fee.-- On the sixth (6th) day of the month we charge a late fee of fifty dollars ($50.00).-- If we do not receive your rent in full in a timely manner, we will serve you with a 3-day legal notice, “Notice to Pay Rent or Quit”.
