I would look for deals with a home on it and make the deal work with the existing setup and if you can get an additional lot, thats just icing on the cake.

This is one of the main reasons why I love to fill my apartments in Spring/Summer because come winter you are not getting the "cream of the crop" in your tenant applicant pool.. most tenants do not like to move in the dead of winter or after school has started for their children...

This same department has cited us for $250 lawn care for an abandoned property next door to another rental we own & again we go in to explain it with a survey & again we have to go to housing court clerk to straighten it out.In another town we have been inspected & cited mid-winter for gutters damaged by ice yet the home across the road has had a torn tarp with multiple (torn shredded) layers on its roof for 5 years.
