Newbie RE Investor in Monmouth County, NJ looking to make new friends

Dear Colleagues,

I am a newbie RE Investor from 'always sunny' Central New Jersey (and no, it did not snow on April 16th) wanting to say hello to everyone and to make new friends. I am happily married with 2 little boys and looking to launch a real estate consulting business working with sellers and buyers on win-win-win deals. My main area of focus and interest at this time is on lease option assignments - seems to be the one with the least risk and not too complicated for the newbie like myself. Or at least that's what I gather so far...
